What Can a Handyman Do in NSW?

The short answer

Minor non-specialist tasks can sit within a handyman’s scope. In NSW, residential building work over $5,000, including labour, materials and GST, needs an appropriate contractor licence. Specialist trades need authorisation regardless of cost. The word “handyman” does not remove those requirements.

Common handyman jobs

Our services cover ordinary internal door and cupboard adjustments, furniture assembly, small dry plaster patches, flyscreen re-meshing, shelves and picture hanging, limited interior paint touch-ups, minor ordinary timber gate repairs and domestic curtain or blind fitting.

Each needs suitable access, materials and a clear written scope. A small task can become a different job if it involves structural damage, a safety barrier or a specialist system. That is why describing the item and condition matters before fixing the price.

The threshold applies to the whole job

Use the full value of the residential building work, with materials and GST included. Separate invoices or visits do not turn a larger project into exempt small jobs. NSW’s general building guidance also addresses small subcontracts that form part of a larger residential building contract.

We handle minor non-structural work within the whole-job limit. Larger renovations, structural changes and waterproofing are outside our service. Use a contractor with the appropriate licence for those jobs.

Specialist work has a different rule

NSW lists electrical wiring, plumbing, draining, gasfitting, air conditioning and refrigeration as specialist work requiring authorisation regardless of cost. Replacing an ordinary cupboard hinge is different from altering a pipe or wiring a fitting.

Those specialist jobs are outside this offer. If your list contains one, identify it separately and use the appropriate licensed trade. Do not treat a low price or short job duration as a licence exemption.

Permission and safety still matter

Rental permission, common property, fire-rated elements, pool barriers and concealed services can all change the work. A cosmetic repair should not cover an unresolved leak or building movement. Product instructions and surface suitability remain part of a safe installation.

The NSW asbestos authority advises avoiding disturbance of suspected asbestos. Do not drill, sand or cut uncertain material; arrange appropriate assessment. This guide does not provide instructions for asbestos work or specialist repairs.

Minor repairs and maintenance.

Our service covers minor, non-structural work. Residential building jobs are limited to $5,000 in total, including labour, materials and GST. Electrical, plumbing, gas and other specialist trades are outside this service. The limit applies to the whole job; work cannot be split into smaller invoices to avoid licensing. NSW licensing rules.

Before you request a quote

List each task with item counts and parts. Identify what is an existing repair and what is a new installation. Include the property type and any permission needed. Ask the person quoting to confirm whether the whole job is within their authorised scope.

See rental repairs and alterations if you rent, or the published cost guide to understand why hourly figures and task totals differ.

Questions about this guide

Does every handyman job need a NSW contractor licence?

The task, whole-job value and category matter. Residential building work over $5,000 including labour, materials and GST requires an appropriate contractor licence. Specialist work needs authorisation regardless of cost.

Does the $5,000 limit include materials?

Yes. The NSW threshold includes labour, materials and GST for the whole residential building job, not just the labour charge.

Can a job be split into smaller invoices?

Splitting invoices or visits does not avoid the licensing requirement. NSW also requires licensing for a smaller subcontract that is part of an overall residential building contract over the threshold.

Can a handyman do electrical or plumbing work?

Only a person with the relevant authorisation can do that specialist work. Electrical, plumbing, draining, gas, air conditioning and refrigeration are outside this site’s handyman offer.

Are fire doors and pool barriers ordinary repairs?

They are safety-critical elements and need their own assessment, permissions and appropriate contractor. This minor repair offer excludes fire-rated door alterations and pool barrier work.

What should I check before wall mounting?

Check the product instructions, load, wall suitability, permission and concealed services. Do not drill, sand or cut material suspected of containing asbestos; obtain appropriate assessment.
